Terms and Conditions

1. Booking & Confirmation

A reservation is confirmed upon receipt of a deposit of 30% of the total rental amount. The remaining balance is due 7 days before the check-in date. For bookings made within 7 days of arrival, the full amount is due at the time of booking. Confirmation will be sent by email once payment is received.

2. Payment

Payments are accepted by bank transfer or as otherwise agreed at the time of booking. All prices are quoted in euros and are inclusive of VAT where applicable.

3. Cancellation Policy

  • Cancellation more than 30 days before check-in: full deposit refunded.
  • Cancellation between 14 and 30 days before check-in: deposit forfeited.
  • Cancellation less than 7 days before check-in: 100% of the total rental amount is due.

Casa Valle Verde reserves the right to cancel a booking in exceptional circumstances. In this case, all payments received will be refunded in full. No further compensation will be due.

4. Check-in & Check-out

Check-in is from 3:00pm and check-out is by 11:00am.

5. Occupancy

Each apartment may only be occupied by the number of guests stated at the time of booking and as indicated in the apartment description. Unauthorized additional guests are not permitted.

6. Use of the Property

Guests are expected to treat the property and its contents with care and respect. Any damage caused during the stay will be charged to the guest. Smoking is not permitted inside the apartments. Pets are only allowed with prior written consent and a €10 charge per day will be added to your total bill.

7. Noise & Conduct

Casa Valle Verde is a quiet property in nature. Guests are kindly asked to respect quiet hours between 22:00 and 09:00 and to be considerate of other guests and neighbours at all times.

8. Liability

Casa Valle Verde accepts no liability for loss, theft, injury or damage to guests or their personal belongings during their stay. Guests use all facilities at their own risk. It is strongly recommended that guests obtain appropriate travel insurance before arrival.

9. Complaints

Any issues or complaints should be reported to the host as soon as possible during the stay so that they can be addressed promptly. Complaints raised after departure cannot be considered.

10. Privacy

Personal data provided at the time of booking is used solely for the purpose of managing the reservation and will not be shared with third parties.

11. Governing Law

These terms and conditions are governed by Italian law. Any disputes shall be subject to the jurisdiction of the courts of La Spezia, Italy.

By confirming a booking with Casa Valle Verde, guests confirm that they have read, understood and accepted these terms and conditions.
